If your water heater runs out of hot water faster than it used to, the most likely causes are a failed lower heating element (in electric units), heavy sediment buildup on the bottom of the tank reducing heating capacity, or a dip tube that has broken apart and is mixing cold water into the hot side. In some cases the water heater is simply undersized for the household's current hot water demand.
Water around the base of your water heater can come from several sources. A leaking temperature and pressure relief valve, corroded tank fittings, a cracked tank itself, or condensation that looks like a leak but is not one. If the tank itself has cracked, replacement is the only option. If the source is a valve or fitting, repair is usually straightforward and same day.
Rumbling, popping, or cracking sounds from your water heater are almost always caused by sediment buildup on the bottom of the tank. As the burner heats the water, it has to heat through a layer of mineral deposits first, which creates those sounds. A full tank flush resolves this in most cases. If the sediment has hardened significantly, the flush may not fully clear it and the tank may be nearing end of life.
Rusty hot water coming from your faucets usually means the anode rod inside the tank has been consumed and the tank itself is starting to corrode. If only the hot water is discolored and the cold runs clear, the water heater is the source. Replacing the anode rod early enough can prevent tank failure. If the tank is already corroding internally, replacement is the right call.
On gas water heaters, a pilot light that goes out repeatedly is typically caused by a bad thermocouple. The thermocouple is a safety device that detects whether the pilot flame is present. When it fails, it shuts off the gas supply as a safety measure. We replace thermocouples on site in under an hour.
